When to repair and when to replace
A repair fits a roof whose underlayment still has life and whose problem is local. If the underlayment is brittle across the roof, which on tile commonly happens at 20 to 30 years, patching section after section costs more than redoing the roof. Westside housing by the numbers
The Westside is two ZIPs with different housing. In 79912 the median home was built in 1988, 55% predate 1990, 56% are single-family detached and 53% are owner-occupied. In 79922, the smaller ZIP toward the Upper Valley, the median home was built in 1975, 80% predate 1990, 94% are detached and 93% are owner-occupied (Census ACS 2020-2024 5-year, tables B25035, B25034, B25024 and B25003).
