A reflective roof coating is the lowest-cost way to extend a flat or low-slope roof in El Paso's sun, which is why it is one of the most searched roofing questions here. It is also the most misused. Coating a roof with wet insulation or a failing membrane sells a few years of reflectivity and leaves the leak. These are the numbers and the conditions that decide whether it makes sense.
The prices below are national installed ranges per square foot, not quotes from El Paso contractors; no one local publishes them. Your roofer's written estimate is the real figure. We are a referral service; a vetted local roofer measures the roof, checks moisture and prices it.
Roof coating cost per square foot
For comparison, a new TPO membrane runs about $6 to $10 per square foot and modified bitumen about $5 to $9, so a coating at the high end of its range can approach the price of a new membrane. That is the signal to ask whether a replacement is the better value.
| Coating | Installed cost per sq ft | Typical life | Best for |
|---|---|---|---|
| Elastomeric (acrylic) | $1.70 – $5.75 | 8–12 years | Sound roofs that drain well; avoid where water ponds |
| Silicone | $2.40 – $6.90 | 10–15 years | Sound roofs that pond water; handles standing water well |
| Spray polyurethane foam (SPF) with topcoat | $4 – $8 | 20–30 years with recoats | Seamless, insulating roofs; needs a UV topcoat |
What a coating costs on a whole roof
As a worked example only, multiply the per-foot ranges by roof area. A flat roof of 1,500 square feet comes to roughly $2,550 to $8,625 for an elastomeric coating and $3,600 to $10,350 for silicone, installed. A 2,000-square-foot roof comes to about $3,400 to $11,500 and $4,800 to $13,800. The wide spread is real: prep, repairs, number of coats and access all move it.
- Repairs first. Cracked parapets, open seams and failed drains are fixed before coating, and that work is priced separately.
- Surface prep. Cleaning and priming are a real part of the cost; a coating on a dirty roof peels.
- Coats and thickness. A thicker or two-coat system costs more and lasts longer.
- Roof condition. Wet insulation found during the job changes the scope.
When a roof coating is the wrong choice
The free inspection answers each with moisture readings and photos. Our guide to repairing, recoating or replacing a flat roof covers the decision in depth.
- The insulation under the membrane is wet; coating traps the moisture
- The membrane is delaminating, blistered across large areas or brittle
- The roof has already been coated several times
- Water ponds for more than a day after rain and the drainage is not fixed
- The roof is a sloped shingle or tile roof, which is not a coating candidate
Reflective coatings, energy bills and the El Paso Electric rebate
A white or reflective surface lowers roof temperature and can reduce the load on air conditioning. El Paso Electric has a cool-roof rebate for eligible Texas customers through December 31, 2026 or until funding runs out; EPE's example is up to $0.06 per square foot, and the home needs refrigerated air. Confirm eligibility before buying. Details are in our El Paso Electric cool roof rebate guide.

Questions homeowners ask
How much does roof coating cost per square foot in El Paso?
Typical installed ranges are about $1.70 to $5.75 for elastomeric (acrylic), $2.40 to $6.90 for silicone and $4 to $8 for foam with a topcoat. These are national ranges, not El Paso quotes.
How much does it cost to coat a 1,500 square foot flat roof?
As an example, about $2,550 to $8,625 for elastomeric and $3,600 to $10,350 for silicone, installed, before any repairs. The real number comes from measuring the roof.
How long does a roof coating last in desert sun?
Elastomeric commonly lasts 8 to 12 years, silicone 10 to 15, and foam 20 to 30 with recoats. Standing water and thin application shorten all of them.
Is elastomeric or silicone better for El Paso?
Silicone tolerates standing water better; elastomeric costs less and suits roofs that drain well. A roofer matches the product to your roof.
Can you coat over a leaking roof?
Only after the leak points are repaired and the insulation is confirmed dry. Coating over trapped moisture shortens the coating's life.
Does a white roof coating save money on cooling?
It lowers the roof surface temperature and can reduce air-conditioning load, and El Paso Electric has a rebate for eligible customers; confirm eligibility first.
