If your flat roof is leaking, you are probably looking at one of five problems: a parapet cap or base flashing that has opened, a drain or scupper that backed up, a seam or blister in the membrane, a penetration such as a cooler curb or vent pipe, or a roof that is simply past its life. El Paso's climate sets all five up. More than 300 days of strong sun bake the sealant, a dark roof surface can reach 170 to 185 degrees Fahrenheit, daily temperature swings of about 40 degrees flex every joint, and then the monsoon, June 15 to September 30, delivers a large share of the year's roughly nine inches of rain in a few storms.
That is why a flat roof can stay dry for ten months and leak badly on the first big storm of July. This guide is for the homeowner who has a stain, a drip or a ponding roof right now and wants to know what is going on, what it will cost and who to call. We are a referral service, not a roofer; a vetted local roofer does the inspection and the work.
First 24 hours: what to do about a leaking flat roof
- Contain the water. Move furniture, put a bucket under the drip, and lay plastic over anything that cannot move.
- Relieve a bulging ceiling. If the ceiling is sagging with water, a small hole at the lowest point lets it drain into a bucket instead of letting the whole panel fall.
- Photograph everything with dates: the stain, the ceiling, and the roof from the ground. Insurers and roofers both ask.
- Do not go on the roof when it is wet or hot. Surface temperatures can burn, and wet membranes are slick.
- Report it as an active leak when you book, so the visit can include a temporary dry-in. That typically runs about $300 to $800 and is credited if you go ahead with the repair.
Where a flat roof leak really comes from
Ranges are orientation figures for the El Paso market, built from regional published costs, not quotes. If wet insulation or deck is found during the repair, replacing that material is extra. For the parapet case in depth, read parapet and flat roof leak repair.
| What you see | Most likely source | Typical repair range |
|---|---|---|
| Stain or drip near an exterior wall | Parapet cap, coping or base flashing | $400 – $1,500 |
| Stain under a low spot, or water standing a day after rain | Ponding from a blocked drain or scupper, or a settled deck | $200 – $700 to clear and reseal |
| Leak in the middle of the roof, bubbling surface | Seam or blister in the membrane | $300 – $1,000 |
| Drip near the cooler, vent or skylight | Failed curb or penetration flashing | Often part of a $300 – $1,000 repair |
| Leaks in several places, soft spots underfoot | Wet insulation and a failing membrane | Repair rarely holds; see replacement below |
Repair, recoat or replace a leaking flat roof
A repair is the right call when the membrane is mostly sound and the insulation is dry. A reflective coating is worth considering when the membrane is sound but sun-worn, once the leak points have been repaired. Replacement is the better value when the insulation is wet, the membrane is delaminating or the roof has already been coated several times. A moisture reading during a free inspection settles it, and our repair, recoat or replace guide walks through the decision. A coating over trapped moisture is the most common way to pay twice.
- TPO single-ply replacement: about $11,000 to $22,500 for a typical home, roughly $6 to $10 per square foot
- Modified bitumen: about $5 to $9 per square foot
- Silicone coating over a sound roof: about $2.40 to $6.90 per square foot
- Acrylic (elastomeric) coating: about $1.70 to $5.75 per square foot, and best where water does not pond
Will insurance pay for a leaking flat roof?
Insurance generally pays for sudden, covered damage, not for wear. A leak from an old roof that finally gave out is usually a maintenance item, while storm damage may be covered. Whatever the cause, Texas rules protect you: a contractor may not offer to waive, rebate or absorb your deductible, and may not act as your insurance adjuster or promise to recover everything from the insurer. Contracts of $1,000 or more that involve an insurance settlement must carry a notice that you owe the deductible. Our guide to roof age and home insurance explains how roof age shrinks a payout.
Fix it before the next storm
The cheapest time to fix a flat roof is April to June. Drains cleared, caps and flashing resealed and ponding spots identified before the first July storm cost a fraction of a ceiling repair afterward. If you are reading this in the middle of the season, a temporary dry-in is a sensible bridge.

Questions homeowners ask
How much does flat roof leak repair cost in El Paso?
Most repairs are priced by the detail: $300 to $1,000 for a seam or blister, $400 to $1,500 for parapet flashing or coping and $200 to $700 for a drain or scupper. A temporary dry-in is roughly $300 to $800. These are orientation ranges, not quotes.
Why does my flat roof leak only when it rains hard?
Heavy monsoon rain finds ponding spots, blocked scuppers, open seams and flashing that stay dry in light rain. Each storm widens the opening.
Can I repair a flat roof leak myself?
A temporary patch can slow a drip, but sealing the wrong spot hides the real entry point and the water keeps traveling. Roof surfaces can also be dangerously hot or slick. A free inspection costs nothing and finds the source.
How do I find where a flat roof is leaking?
Start at the parapet, drains and penetrations nearest the stain, then check low spots where water stands. A roofer traces the path with photos and moisture readings rather than patching above the stain.
Is there a roofer near me for an emergency roof leak in El Paso?
Book a free inspection and say it is an active leak. A vetted local roofer can arrange a temporary dry-in while the full repair is scheduled.
How long should a flat roof repair last?
A repair on a sound membrane can last for years. On a roof with wet insulation or many old coating layers, a repair is a stopgap and replacement is the better value.
